Rightmove index drop deepens in July, raising pressure on UK housing and sterling outlook

The UK Rightmove House Price Index fell 1% month-on-month in July, weakening from a 0.6% decline in the prior reading. The move points to a faster drop in asking prices at the start of the summer period.

The latest data mark a deeper month-to-month contraction and extend the negative trend from the previous release. Rightmove’s measure is closely watched for near-term shifts in UK housing market conditions and seller pricing behaviour.

Housing Market Cooling and Implications for Sellers

We see this deeper -1% drop in the Rightmove House Price Index as a clear sign that the UK housing market is cooling faster than expected this summer. While July traditionally brings a seasonal dip as buyers focus on holidays, this decline is significantly steeper than the historical average July drop of about -0.5%. This sharp pullback suggests that stubborn mortgage rates are continuing to squeeze buyer affordability, forcing sellers to aggressively discount their properties.

Derivatives Strategies Amid Housing Weakness

For currency derivative traders, we expect this housing weakness to weigh on the British Pound (GBP/USD) over the coming weeks. A cooling property sector strengthens the case for the Bank of England to ease monetary policy more aggressively in its upcoming autumn meetings. We favor buying GBP put options or entering short GBP positions against the US Dollar to capture this downward momentum.

We also see a compelling opportunity in shorting UK homebuilder equities through Contracts for Difference (CFDs) or put options. Major developers like Taylor Wimpey and Barratt Redrow are highly sensitive to house price fluctuations and face immediate margin pressure from this -1% slide.
